One of Jerusalem’s Largest Renewal Projects Moves Forward

A large urban renewal project in the French Hill (Giv’a HaTzarfatit) neighborhood of Jerusalem is moving forward. The plan is expected to be discussed for approval by the district planning committee next month.

As part of the project, eight older residential buildings with 268 apartments will be demolished. In their place, the developers plan to build new residential buildings, including low rise buildings of 7 to 10 floors and three towers reaching up to 30 floors. Altogether, the project will include 1,019 new apartments.

The plan also includes about 2,200 square meters of commercial space, which may be used for shops and local services. In addition, a pedestrian promenade is planned around the northern and western edges of the project. This walkway will allow residents to safely walk to the nearby light rail station, located about 300 meters away.

The project is being developed by Tera Urban Renewal and Rotstein Real Estate, two companies that have already worked together on major renewal projects in Jerusalem. The planning was done by Kolker Kolker Epstein Architects.

This development is part of a wider effort in Jerusalem to renew older neighborhoods by rebuilding them with modern housing, improving infrastructure, and increasing access to public transportation. If approved, the project is expected to significantly increase housing supply in the area and make the French Hill an even more attractive place to live.
