Ten New Towers Up to 100 Floors Are Coming to Ramat Gan
Ramat Gan’s Diamond Exchange district is about to look very different. Ten new towers ranging from 30 to 100 floors are in various stages of planning and construction in one of Israel’s most established commercial zones, as the city pushes ahead with a massive transformation that began with a master plan approved back in February 2022.

The plan was ambitious from the start: 3.7 million square meters of new construction rights, nearly 3 million square meters for offices and employment, up to 200,000 square meters of commercial space, over 2,000 residential units, student dorms and up to 1,500 hotel rooms. Nearly five years later, the vision is starting to take shape on the ground.
The Challenge
The district has a well-known problem. It is busy during the day and quiet at night. Most of its activity is office-based, which means evenings and weekends feel empty. Ramat Gan’s plan addresses this directly by mixing in residential, hotel and cultural uses alongside the commercial towers, with the goal of creating a neighborhood that is active around the clock.
Ramat Gan Mayor Carmel Shama HaCohen says the district is already changing in visible ways, with new towers coming online and major projects in the pipeline that will reshape the skyline and strengthen the area as one of Israel’s leading business centers.
The Projects
Here is a breakdown of the ten towers currently in various stages of planning and development.
Vertical Towers (Menachem Begin 37)
The most dramatic project in the district. Three towers on a 10-dunam site, the tallest reaching approximately 395 meters, which would make it the tallest building in Israel when complete. Originally planned at 520 meters, a compromise brought it to the current height. The three towers will be 95, 72 and 64 floors respectively, with 240,000 square meters of offices, 600 residential units and 350 student dormitory rooms. Developed by Israel-Canada and BSR, with Clal Insurance holding a 25% stake. The land was purchased in 2021 for NIS 936 million.
Beit Israel-Canada (Dov Friedman 2)
A 66-floor mixed-use tower on a 7-dunam site, planned by Israel-Canada on the site of the former Eurocum building. It will include 208 residential units, 47,645 square meters of office space and 18,365 square meters of public facilities. Currently in the objections stage.
Exchange Towers (Former Elit Junction)
Two towers of 61 and 50 floors built on the site of the historic Elit candy factory, developed by Azorim. The 61-floor residential tower with 355 units began occupancy in early 2026, slightly delayed after being damaged by an Iranian missile during Operation Roaring Lion in June 2025. The project includes preservation of part of the original factory.
HaYetzira 2 (Hayetzira Street 2)
A 50-floor tower approved in May 2025, developed by Ashtrom Properties and Mivtach Shamir. The project includes preservation of two nearby historic buildings, including the former home of Israel’s second Prime Minister Moshe Sharett.
HaYetzira 6 (Hayetzira Street 6)
Another 50-floor tower focused primarily on office space, developed by Amed Real Estate. Approved by the district planning committee in 2020 and currently progressing toward construction.
Taharlev HaMitmid Towers
Two towers of 50 and 30 floors developed by Tdhar, replacing eight older buildings with 307 new apartments, employment space, public facilities and a new 16-classroom elementary school. Approved for deposit in June 2026, partly accelerated after the complex was damaged during Operation Roaring Lion.
Aba Hillel 17
A 40-floor office-focused tower by Tdhar, representing an investment of approximately NIS 400 million. Two existing office buildings are being demolished to make way for it. Demolition has already begun.
HaAchim Bazharano 3-5
A 35-floor tower on the site of the former Asis factory, with preservation of the original structure. Primarily office-focused, developed by Tomer Cohen. Currently approaching the objections stage.
Ayalon, BSR and Valor Byron Tower
A planned tower of up to 100 floors near the intersection of HaYarkon and Menachem Begin, with approximately 250,000 square meters of building rights. Estimated construction cost is around NIS 2.4 billion. Still in planning.
Dan Real Estate Tower
A 70-floor office and commercial tower nearby, representing an estimated investment of NIS 1.5 billion. May also include some residential units. Still in planning.
Will There Be Enough Demand?
The obvious question is whether all these office towers will find enough tenants, especially with Tel Aviv also approving major office developments nearby in the Sarona area. Industry players are optimistic, saying that even moderate economic growth would be enough to fill all of it.
The bigger challenge may be creating a district that feels alive beyond office hours. That is exactly what the mix of apartments, hotels, schools and public spaces is designed to solve.
